Net Leased Investment: If you invest $1,000,000 into certificate of deposit at a lending institution with a 5% return then your annual cap rate of return would be $50,000.  If you invest $1,000,000 into the purchase of a net leased investment that is generating an annual income of $100,000 then your cap rate of return would be 10%, and you benefit as the owner of the property and lease which historically appreciates in value.

The sale price of income producing properties are governed by the principal of supply and demand.  They are also governed by the risk factor.  The lower the risk, the lower the cap rate of return.  The higher the risk, the higher the cap rate of return.  As an example, when you buy the land and building that is being leased to a tire store you are purchasing a "single tenant lease" because there is only one tenant to collect the rent from.  When you buy a small shopping center that has a tire store and one or more other businesses then the shopping center purchase is a "multi tenant transaction" and it has a higher risk factor because of the number of tenants that could default by not paying the rent as called for in the lease agreement.  The greater the number of tenants, the greater the risk but it also generates a much higher cap rate of return which usually offsets any bad lease tenants.
